Repair or Replace? How to Decide What to Do With a Failing Industrial Floor
A damaged industrial floor does not always need full replacement. Localised repairs, joint reconstruction, patching or recoating may be sufficient where the substrate remains sound. Where failures are widespread, contamination is severe or the system is no longer suitable for the operating environment, replacement may be more economical.
Map the type and extent of failure before comparing costs. Local impact damage may be suitable for repair, while widespread loss of adhesion, contamination or unresolved moisture can make repeated patching poor value. Check whether the substrate itself is sound.
Compare options on the same basis: preparation, repairs, new build-up, downtime, maintenance and expected operating conditions. A trial area can help clarify an uncertain substrate. Consider phased replacement where access is limited, and ensure transitions between old and new work are properly detailed. The decision should address the cause of failure and the needs of the facility, rather than focusing only on the cheapest initial treatment.
